Our National Night Out event is tomorrow, August 2nd from 6-8pm. The location will be at the intersection of Sequoia Drive and 59th Terrace. We will have a visit from the Tualatin Police Department as well as Tualatin Fire. The HOA will host hot dogs, burgers, snacks, water and soda. The annual board meeting will take place at 5pm in the same location. All HOA members are welcome to join both events.

Our annual board meeting is planned on National Night Out (first Tuesday in August). It will be held outside in the neighborhood and the association will provide some snacks for all to enjoy (details to come). This year we will be discussing raising our annual dues. Our dues pay for our financial manager, landscaping, insurance, tax prep, utilities, and puts money aside for community property replacement (including fencing and mailboxes). The board would also like to have more community events (annual dumpster rentals for large item removal, shredding trucks, etc.) if in-line with community desires.

New, heavy-duty metal, more secure mailboxes have been installed to replace the older ones. Several of the older boxes were vandalized recently, prompting the replacement. You dues dollars have paid for this improvement.

On Thursday, August 10 we will have the fence along Borland pressure-washed on both sides in preparation for staining to preserve its appearance and longevity. The staining will take place on Monday, August 14. All homeowners whose property shares the fence along Borland please note that access to your yard and a water source needs to be allowed on both days. Please bring pets indoors for those two days.

Notices for 2017 annual HOA fees have been mailed. Dues payments need to be mailed before March 1, 2017. Note: An invoice showing an incorrect amount was mailed January 20. Disregard and discard the invoice dated January 20 and reply instead to the corrected invoice dated January 23, 2017 (which indicates the correct annual HOA fees of $230).
There has been an increase in dues this year, the first in 17 years. Over the past two decades the cost of water, landscaping, and repairs has steadily increased. This past fall, the original fence bordering the common area along Borland Road had to be replaced after 18 years using funds from the reserve account. The increase in fees will enable the HOA to restore gradually the HOA financial reserves toward future maintenance such as the fence.
